Our public-private partnership with Overland Property Group (OPG) made the vision of a 75-unit affordable infill housing development become a reality. With our community investment of $2 million from the local mill levy revenue and $17,486,098 in federal and state tax credit equity, YVHA was able to deliver a $30.3 million property in partnership with OPG’s investment.  There was incredible demand for 75 apartments in the annual income ranges as low as $22,700 to as high as $60,270.  We welcome the new residents for Anglers 400 who fill professional and service sector jobs including teachers, medical personnel, cooks, bartenders, servers, bus drivers and landscapers. Anglers Four Hundred is managed by Mission Rock.

Location, Location, Location: Situated in the vibrant heart of Steamboat Springs, this development offers contemporary living paired with unparalleled accessibility. Just steps away from a bus station, the Core Trail, grocery stores, and other retail options; it epitomizes convenience. Inside, residents are greeted by a world of comfort and sophistication, with each apartment boasting features such as Knotty Alder cabinets, Energy Star appliances (including a washer and dryer in each unit), wood-style LVP flooring, walk-in closets, and 9-foot ceilings.

Availability: In collaboration with OPG, YVHA broadened housing options for the local workforce and retirees by constructing 75 one, two, and three-bedroom apartments. The demand for this property exceeded expectations, with over 700 households applying for the 75 available units. The application process is thorough and includes submission of various documents for approval. Currently, the apartment complex is fully occupied.

Affordability: The demand for the 75 apartments spanned income ranges corresponding to the 2023 Average Median Income (AMI) rates, ranging from 30% to 80% AMI, translating to incomes as low as $22,700 and as high as $60,270. Rent varies depending on AMI income, the rental rates are based off of the Colorado Housing and Finance Authority’s 30% to 80% rental range rates spanning from $609 to $2,253/month for the unit and income mixes served at Anglers Four Hundred.

Stability: Recognizing that secure, affordable housing forms the cornerstone of vibrant communities, YVHA creates housing for retirees as well. A retiree with a disability, expressed her excitement over having a washer and dryer in her apartment. She told us that having these appliances allows her do her laundry in her home and NOT have to carry laundry to another building in the complex, year round, as she did in her previous apartment. She is especially grateful because previously she feared she would fall on the sidewalks, parking lots, and slippery flooring in laundry facility especially during our long winter months.

Mobility: Thanks to reasonable rents at Anglers Four Hundred, residents enjoy financial flexibility, allowing them to allocate resources towards education, healthcare, and savings for future housing plans. One mother noted that her teenage daughters now each have their own bedroom for the first time, enhancing their ability to focus on homework. She takes pride in providing her daughters with the foundation they need to thrive in the future.
