Press Release: YVHA Announces Re-Designation of Cottonwoods Units to Lower Income Levels

STEAMBOAT SPRINGS, CO – July 6, 2026
The Yampa Valley Housing Authority is announcing the re-designation of 12 units for sale at The Cottonwoods from 140% AMI (Area Median Income) to a mix of 120% and 100% AMI, which will ultimately lower the unit pricing and reopen these homes to local workers and retirees at lower income levels.
The YVHA Board of Directors discussed the potential to re-designate units at The Cottonwoods at their July 2nd meeting, with strong support from all members to proceed with the price movements.
“We are seeing much more demand for this product type from the 100%- and 120%- AMI households,” says Alyssa Cartmill, Sales & Asset Manager at YVHA. “This is where the need is currently landing in our community. We are receiving that feedback and responding by doing what we can to get more people into affordable homeownership as soon as possible.”
The present re-designations will not come without cost, which will be covered by a combination of remaining project funds and YVHA budget funds, totaling about
$700K between these sources. The re-designation of price levels and AMI tiers will also necessitate a new lottery process, similar to the lotteries completed this spring at the initial launch of the development to homebuyers.
The lottery for both 100% and 120% AMI levels will be open from July 22 to July 28, running on July 29. Open houses are currently scheduled for July 9th, 14th and 16th from 3:00-6:00 PM each day at 1650 Mid Valley Drive in Steamboat Springs.
